Visual check of the home’s exterior starts as we arrive to the residence. With a ground level check of the landscaping, roof, tiles, drain spouts and windows. Checking for signs of any vandalism, forced entry, issues with pest infestation, leaks or issues around pool equipment, AC unit.

Exterior Inspection

We conduct a floor-to-ceiling visual inspection of the entire interior of the home, looking and listening for any issues. Visual checks for water damage, insect damage, checking that security systems, faucets, toilets and appliances are running normally. Checking that all windows and doors are locked and undamaged.

Pre and Post Storm and Weather Services

Living in the desert comes with unique weather challenges and we understand how quickly conditions can impact your home while you’re away. From extreme heat to monsoon storms, we complete pre and post weather services.

For extreme heat; we check thermostat settings, blinds/curtains are positioned to reduce heat, listen for HVAC operation, look for signs of heat-related issues such as warped materials or excessive indoor temperatures.

For monsoon storms; we check for water intrusion, check roofline and exterior for visual vulnerabilities, check drainage areas are clear and the is no standing water, check doors and windows remain secure and outdoor furniture/items are secured.

Opening the Home:Set Thermostat to appropriate temperature, Turn on ice maker, Put out outdoor furniture.

Closing the Home:Turn off main water supply valve, Turn off water heater breaker, Set thermostat to the appropriate setting, Turn off ice maker and empty, Lock all windows and doors, Close all blinds and curtains, Bring outdoor furniture indoors, Set alarm if applicable.

Coordinate Service Calls: Schedule and meet with service providers for repair, maintenance services, deliveries, give access to vendor’s/service providers, waiting for services (for service, repair, delivery, installation, etc.)

Mail Forwarding: Post office trip plus cost of postage.

Package Pick-up: If not on scheduled home inspection day.

Grocery Shopping: Stocking the refrigerator and pantry
